Repair or Replace? How to Read Your Maryland Roof

A single missing shingle is a repair. Granule loss across the whole south slope is a replacement. Here's how to tell the difference before someone sells you a roof.

Maryland roofs take freeze-thaw cycles in winter, heavy humidity in summer and the occasional coastal storm. An architectural asphalt roof here typically gives you 18 to 25 years — less if the attic isn't ventilated properly.

Signs you probably need a repair

  • A few missing or lifted shingles in one localized area
  • A cracked pipe boot or vent gasket
  • Flashing separation at a chimney, skylight or wall intersection
  • One isolated leak in an otherwise sound roof under 15 years old

Signs you probably need a replacement

  • Granules filling the gutters and bald patches across whole slopes
  • Curling, cupping or brittle shingles that crack when lifted
  • Soft or spongy decking underfoot
  • Repeat leaks in different locations
  • Daylight visible through the roof deck from the attic
  • Age past 20 years, especially with a prior layover

The thing nobody checks: ventilation

Poor attic ventilation is the number one cause of premature roof failure in Maryland. Without balanced soffit intake and ridge exhaust, summer attic temperatures cook shingles from underneath and winter moisture condenses on the decking.

If a contractor quotes you a roof and never mentions ventilation or looks in your attic, get another quote.

What a proper replacement includes

  • Complete tear-off — not a layover — with decking inspection and repair
  • Ice and water shield at eaves, valleys and penetrations
  • Synthetic underlayment across the field
  • New flashings, drip edge and pipe boots (never reused)
  • Corrected ridge and soffit ventilation
  • Full site cleanup and magnet sweep
